Frazier Cottage is the reconstruction and extension of a traditional building which was completed in 2012; it is fully modernised and highly energy efficient, with plenty of natural light. The property is situated only 100m from the Royal Dornoch championship golf course and 200m from the village Square at the heart of the town, with its shops, bars and restaurants.

The front half of the house was built using stone from an old barn on the site; with its internal shutters and sash windows, it fully reflects the character of the street. The back half is more modern, with a good-sized lounge joining the kitchen / dining area.

The whole house is very well insulated, triple-glazed and provided with fibre broadband. In keeping with the original feel of the construction, it has oak finishing throughout and an oak and granite kitchen.

Upstairs there are two twin bedrooms and a bathroom with a tub. The downstairs ensuite is suitable for people who find stairs a challenge, and there are easy ramps on the outside doors. The utility room has a washing machine and tumble dryer, with plenty of space for walking boots, fishing gear or golf clubs, and the door leads directly out towards the golf course.

The house is built to a high environmental standard for comfort and low energy consumption. Heat recovery ventilation to warm incoming air, electric heating and underfloor heating in the bathrooms all give a pleasant environment. Solar heating of water reduces the hot water energy consumption. For non-car users, there is a shed for 2 cycles in the garden, and a regular non-stop coach to Inverness departing from the Square.

Outside there is a well-sheltered patio ideal for afternoon tea, looking onto the raised beds planted with bilberries and heathers inspired by the mountain-top flora. There is also a lawn and off-street parking for 2 cars at the back.
